What is commissioning?

Building Commissioning is a process for verifying and documenting that the performance of buildings, systems, and subassemblies meets defined objectives and criteria. Commissioning is a quality-oriented process which sets out a framework for achieving the building owner’s objectives.

A commissioning effort can be integrated into the building acquisition process for a new construction effort or it can be undertaken as a stand alone project to improve the performance of existing buildings.

What are the benefits of building commissioning?

1. A 2009 study by Lawrence Berkeley National Laboratory found that commissioning services save the building owner money.

  • Commissioning reduces energy costs by 16% for new construction and 13% for existing buildings.
  • The median annual cost savings resulting from commissioning was found to be $0.29/ft2 each year for existing buildings and 0.18/ft2 each year for new    construction.
  • The payback period for commissioning costs was found to be 4.2 years for existing buildings and 1.1 years for new construction.
